Let me guess, the reason that you click is because it sounds so ridiculous! How in the world can vacuum coffee machines save me any money, but you decided to check it anyhow, let me assured that you would not be disappointed.

Here is how it works, the savings would come from choosing the vacuum coffee machine over another model and yet getting the same value add.

First, think through why would anyone wants to get a coffee maker.

With the recent upsurge in residential foreclosures nationally, homeowners are finding themselves in a very unusual predicament. Over the last 7, borrowers with less than perfect credit fell into a category called :sub prime borrowers". This class of borrower was able to obtain a mortgage with little or no documentation.

The lenders were all too anxious to lend money to this class of borrower. Consequently, many borrowers took advantage of possibly a once in a life time opportunity to own a piece of the American dream.

Then reality set in. Many borrowers purchased a mortgage with a negative amortization option along with interest only options. Rather than pay the fully amortized 30 year rate, they only paid the interest and in many cases paid the negative amortization rate.

The problem with this scenario is that mother time has caught up and the once easy affordable payment has re-set and the borrower no longer could afford to keep the property and make timely payments when the adjustable rate changed.

The question is, who is at fault? Many politicians and consumer agencies believe the mortgage companies are at fault for funding to this class of borrower. The mortgage companies qualified the borrowers on the teaser rate of 1%, not on the fully amortized 30 year rate. This turned out to be a perfect recipe for disaster.

We now have thousands of borrowers across the country facing foreclosure. So what’s the solution?

A borrower may be able to obtain a hard money loan based on the equity and value of the property. This is called a hard money mortgage or private mortgage. The interest rate is considerably higher than a sub prime loan but the borrower is able to keep their property and develop a game plan rather than lose their home to foreclosure.

Many call hard money lenders "satin" for taking advantage of a homeowner in desperation. I suggest that the hard money lenders who offer this type of hard money mortgage are "angels".

Without a safety net, many borrowers would surely lose their house. Hard money mortgages, when properly used, can be a very useful tool and a life saver.

Time & Money - Amazing Human Tools

We are a tool building animal. You can argue anything you like about evolution, but you cannot deny that humans are a tool building animal. It is our tools that have made us who we are today. Tools give us the world around us. But I’m not just referring to hammers, wrenches, bulldozers, cranes and construction tools. I am also referring to time and money. Don’t think they qualify as tools?

Time is an amazing tool. What I am specifically talking about is the measure of time. We have constantly searched for methods to make our measure of time more efficient. The first clocks ran using the sun. Then water, then gears, now we use miniature digital computers connected to a U.S. government agency that measures the oscillation between the nucleus of an atom and the surrounding electrons as the means of keeping the right time on everyone’s computer and cell phone.

Are you aware that the internet would not be able to run properly if the computers that run it are not on the same time? We are talking about possibly hundreds of thousands of computers all synchronized on the same time or else you can’t get email, news, stock information, sports scores, book reviews, shopping and all the other cool details the web brings to our fingertips.

But it’s just a tool. It doesn’t really measure time. You don’t need to get into the concepts discussed by Einstein and space-time physics to understand that you can’t really measure something as enormous as time. However, we still designed a tool to help us measure it. To keep us together. To work for us all. To keep us in synch.

We are a tool building animal. We invented money. And we did it pretty recently too. We’ve used shiny rocks. Don’t believe me? You are aware that gold is a rock, aren’t you? Shiny rocks. Some people argued that we used gold because of its relative scarcity thereby making it a valuable commodity on an international market. Sure, whatever. I think it’s because there is something in the human animal that still likes shiny rocks. We even wear it as decoration!

But not too long ago we changed over from shiny rocks and now we use fabric. It even sounds weird but it’s true. We use fabric. Paper money is made from paper made of rags. Cotton or linen fabric is beaten to create cotton or linen fibers. You have probably heard of "rag paper" or "fine linen writing paper." Our money is made of fabric.

But we call it Paper and our paper is valuable because we all agree that it is valuable! I will give it to you another way: what happens tomorrow if we find out that there has suddenly been a massive wave of counterfeit currency into the economy thereby completely destabilizing the entire global economy and the world governments all agree that the international currency for the sale and exchange of goods would be diamonds? How rich are you then? Do you agree or disagree with this new system of exchange?

So, paper money is valuable because we all agree it is valuable. No more shiny rocks, just paper.

We’re even moving away from that. Yes, now we are moving towards electron storage of our valuable paper. And we have plastic to use it. We don’t even really need the paper (unless we want to do something untraceable!), now we can use our little plastic cards to get stuff.

So work hard in somewhere surrounded by idiots so you can get as many of those stored electrons on your little plastic card. Some of them can even have your face printed on it! You have been given the ultimate tool to help separate you from your stored electrons. I have one too. I almost wish we went back to shiny rocks. They were prettier. And it took longer to spend them.

We are a tool building animal. Some of them are great tools. They keep us together. They keep us in synch. They give us a way to be purposely rude by being late for appointments. Are you aware that time is so important to the United States government that we have the Department of Commerce’s National Institute of Standards and Technology, and its military counterpart, the U. S. Naval Observatory working together to make sure we keep accurate time? It keeps us beating to a similar heartbeat. We built an amazing tool.

But they have also found a way to give us too much convenience with what we earn. Think about that the next time you wave your plastic card through some gizmo. Remember, just because you have a tool doesn’t mean you need to use it.

How Much Money Is Enough: Thoughts From Conduct In Question, The First In The Osgoode Trilogy

Ever had your moral convictions put to the test? Most of us think we know what we’d do in any given situation. But do we really? Maybe another unknown part of us surfaces and takes over—leaving us in a confusion of questions. But the deed is done and we cannot take it back.

This is the predicament, Harry Jenkins, protagonist/lawyer of The Osgoode Trilogy finds himself in, at the beginning of the first novel, Conduct in Question. Harry longs for freedom and love, but has been trapped under his senior partner's thumb and in a dead marriage for years. He's always been certain of his own moral convictions, but when his partner drops dead in the office, Harry is free to make his own mistakes.

He and his wife Laura often argue about money.

—a topic fraught with land mines. Her hardened face floated up in his mind.

"Law practice is more than just making money," Harry had insisted.

"Of course!" she said in wearily impatient tones. "But it certainly doesn't hurt to set the right value on your services."

"So I'm not making enough. Is that it?"

"No. But if you didn't get so personally involved with your clients, maybe you'd do better."

Harry was astonished. "So I care too much about them? I care about what I'm doing?"… "Clients trust me! I've earned that. I can't turn around and fleece them."

Although not satisfied with life, Harry—

had learned his lessons well. He had kept his part of the bargain. But where was his reward? Flashy cars and grandiose houses were the supposed perks of his profession. His Ford was surrounded by Audis. Playing by the rules had not gotten him far. Of course, he wasn't poor. Laura and he were comfortable. Yet, there was a yearning, a sense that the time for making real money was passing. But it wasn't just the money. A dull emptiness nagged at his spirit.

And so, he is ripe for the picking! Almost immediately, he is swept into a massive money-laundering scheme by the enigmatic Mr. Chin — land developer — thereby putting him in direct conflict with his oldest and wealthiest client, Marjorie Deighton. With Albert Chin's huge retainer check for work to be done, Harry senses something is amiss. When he deposits the check in the bank, the manager demands he make a payment on his deceased partner's very substantial and overdue bank loan. Otherwise, he will freeze the Chin money. In a dilemma, Harry is forced to use the Chin retainer to make a payment.

Harry was scrupulous about client funds, and would fret if the bookkeeper missed a penny. Snatching up his check book, he saw in his mind the bright and trusting faces of a hundred clients. He saw those faces turn gray in disbelief when he uncapped his pen.

Petty triumph gleamed in Mudhali's eyes.

Despite years of circumspection and care, Harry was driven by a new and reckless fury. Either he made a payment, or the bank would freeze his accounts. Mudhali had nailed him to the wall.

Like most of us, Harry is good at justifying his actions.

Albert Chin had said that money was no problem, and after all, there was lots of work in preparing those offers. He would search the titles to the properties, do the corporate searches, and prepare six offers and submit them. Surely that would add up to twenty-five grand. Besides, Chin would not have given him such a munificent retainer had he not expected a sizable bill. And Harry knew that he was not the only lawyer guilty of such an infraction.

What does Harry do? After all, he may be our hero, but he's a pretty human guy. Despite his instincts and better judgment, he turns a blind eye to obvious signs of danger and accepts Mr. Chin's gifts.

Harry withdrew two first-class tickets for flights and a voucher for a three-night stay in a luxury suite in Nassau. "The Atlantis Resort," he whispered. Shimmering blue waters danced before his mind's eye.

After a moment, he said, "This is more than kind of you, sir, but—"

Mr. Chin held up his hand. "Please. The conglomerate wishes to express its gratitude for your most timely service. We know you have made room for us in your busy schedule."

"But surely not. The retainer is very substantial, and…" He fingered the brochure, which featured a photograph of sunny beaches and gently lapping water.

And so, much of Conduct in Question is about Harry trying to extricate himself from the clutches of Mr. Chin. But Harry has lots of other problems to contend with when he comes face to face with the nature of evil in tracking down the Florist, a sadistic killer with an artistic flair who believes he is called to judge the worthiness of his victims. But that story is for another day!

It all starts out by doing some research. Look for niches (or products) that everyone is talking about. Forums are a good place to find this type of information. Hang out in these forums and look for postings that have a large number of responses. Read through a number of these items. If it related to a single product or niche, you may have found an exploitable subject.

You can also find hot products doing research on Ebay. Search for popular products that have sold well during the past 2 weeks. If you find several products that are selling really well and are related to a common theme, you may have found a hot area to exploit with your articles.

Lastly, check your bulk emails. This is one my favorite (and easiest) ways to find hot topics. When you see an explosion of emails on one subject, it is a pretty good bet that the niche is hot.

Once you find a hot topic, do research to find an affiliate program that is offering a product in the same area. Research the topic so that you can write knowledgably about the subject. Develop effective article titles using keyword research. Make sure to include two or more keywords in each title, because you will want the search engines to pick up your article. Write five to ten articles on the subject. Submit one to two articles per day to the largest article directory sites. Make sure your article contains a link to the affiliate program you found previously. Or, you can direct readers to your site and re-direct them to the affiliate program from there.

If the niche remains hot for some time, you can make a fair amount of money from this technique.
